Coffman Real Estate wants to give you a reminder to file your Homestead Exemptions! This form is used to notify the county that you own and occupy the property you purchased last year. In return, you will get a tax break on your property taxes for all the years you own and occupy your new home. You will not have to file this form again unless you move or sell your house. Lastly, avoid using a service that will charge you a fee to file this form on your behalf. The only cost to you, is the time it takes to complete the form (we have included it at the end of this blog) and mailing it to the appraisal district. These are due by April 30th.
Homestead exemptions remove part of your home's value from taxation. If you want to receive a homestead exemption for the taxes on your home, the home must first qualify as a residence homestead on January 1 of the year in which you are applying.
There are two requirements:
- You must own your home on January 1. (If you are over 65,and/or disabled the January 1 ownership and residency are not required.)
- You must use the home as your principal residence on January 1.
