Fredericksburg is of course one of our favorite small Texas towns, built around boutique stores and around 30 wineries, with a population hovering around just 10,000.

But like with much of the region, the ongoing growth and correlating increase in population is causing a few headaches to go along with the joys of prosperity.

The Austin Board of Realtors reported 29,068 single-family home sales in 2015, the most ever recorded in a year.

Total volume for the year was nearly $9.7 billion, a hefty 13 percent increase from 2014. Indeed, even the normally tepid December — when most folks are celebrating rather than buying — saw 2,390 single-family home sales, the most ever recorded in the final month of the year.

At the same time, the inventory of re-sale homes has remained unchanged as demand increases, with more price increases likely.

The ABOR report amplifies data collected by Metrostudy earlier this week, which indicates strong demand for housing — but with a caveat. There are not enough developable lots at price points the majority of buyers can afford. First-time

Austin real estate is already hot, and things are only getting hotter. According to the 2016 Housing Forecast released Wednesday, 2016 will yield impressive growth for the local market. 

"In 2016, we expect single-family home sales in the [Austin-Round Rock area] to increase by 10 percent compared to 2015. Median single-family home prices are expected to increase by 5 percent," reads the report.

Millennials are predicted to be among the top buyers, and says Austin-Round Rock will be the fifth most sought out city for 25- to 34-year-olds looking to purchase a home.

One of the hottest housing markets in the U.S., Texas is one of only 12 states with recorded price increases that exceed the national average, at 7%.

Thanks to a health economy and strong population growth, home sales in Texas are on pace for a record-setting year, rising 7.8 percent in the third quarter.  Luxury home sales have been particularly robust.  Sales of homes priced at $1 million or more increased 9 percent in Austin, 13 percent in Houston, 15 percent in Dallas and 26 percent in San Antonio.

The City of Dripping Springs Farmers Market is a Texas Department of Agriculture certified farmers market and a Go Texan member. The Mission of the Market is to provide a community gathering place where:

*Local agriculture and value-added product producers sell a variety of fresh agricultural and related products directly to the consumer;

*Consumers may learn the uses and benefits of quality, locally grown or prepared food products and access local services and hand-made crafts as provided in the Market's rules.
